What is it about?

The purpose of the article was to empirically test Heller's explanation on the Anticommons Theory. We use Buchanan and Yoon's mathematical explanation to the theory of Anticommons and apply it to the management of state owned coastal lands of Sri Lanka.

Why is it important?

This is one of the few attempts to empirically assess the theory of Anticommons. Also by far, this is the first attempt to represent the South Asian region. Our findings shed light to the management of state lands by suggesting rebundling the current property rights structures.

Perspectives

progression of the land laws in the south asian region is very slow. Much land is owned by the state and managed inefficiently. Therefore Professor B. James Deaton (University of Guelph, Canada ) and i look for an explanation for the inefficient use of these state owned lands. We explain the current situation using Heller's Anticommons theory.
