What is it about?

The level of abandonment and deterioration of buildings is high due largely to the paucity of stakeholders’ behaviour in the maintenance process and usage of the maintained buildings. Sustenance of buildings through effective maintenance culture is essential to avoiding deterioration and abandonment of building in use.

Why is it important?

The findings show that there could be a change in stakeholders' behaviour when there is a discontinuity in the present established process (corrective maintenance) of MM of buildings. However, an effective change management system will provide a key opportunity of establishing changes easily toward redirecting stakeholder’s commitment, behaviour, and attitude in achieving the maintenance set goals of a maintenance organisation. Thus in developing effective MM policies, models, or concepts, stakeholders’ behaviour should be matched and considered in designing the maintenance instruments. This will help to address the following: ● Stakeholders commitment to maintenance process arrangement; ● Improved safety and sanitary level; ● Better preservation of building aesthetic; ● Improved quality of components of building maintained; ● Adherence to maintenance guidance and regulations ● Maintenance cost reduction; ● Good healthy living environment; ● Better maintenance policy formulation; and ● Change in attitude to the maintenance process and the maintained assets.

Perspectives

Developing a value-based maintenance culture can be achieved through meeting the stakeholders’ needs, effective maintenance policy, and early response to users' maintenance requests, among others. Similarly, to develop positive behaviour among stakeholders that were involved in the maintenance process of a building, there is a need for better management of any change (i.e., policy change) that occurs within the maintenance organization. This will help to avert resource wastage and its associated cost. Change in stakeholders’ behaviour toward achieving valued based maintenance culture of buildings will help to improve the early warning system for inspection and fixing of damaged components and the use of quality material for the maintained buildings.
