What is it about?

LEED NC buildings do not operate as planned in many cases. It is extremely important to define and rank external parameters that affect these buildings' operational performance after they receive LEED NC certification. This study proposes a model to link external factors to buildings' performance to operate LEED NC buildings better.

Why is it important?

The proposed model can help construction managers and facility managers in making decisions related to the operation of LEED-certified buildings. The results demonstrate that asset value, profit, and the economic life of the facility are mostly affected by the energy efficiency of the building. Consequently, enhanced commissioning, life cycle assessment/life cycle costing analysis, energy modeling, and knowledge in green technology are reported as the most important external parameters affecting buildings' operational performance.

Perspectives

I think I raised the concerns of construction managers and facility managers in terms of how the building operates after the LEED-certification. I hope this study would direct researchers to focus more on how the operational performance and use of buildings can be improved to sustain the LEED certification requirements for longer periods of time.
